STEP 1: How much is your home worth?

I'll do a CMA, Comparative Market Analysis, of your home at no cost to you. The CMA will tell us what houses similar to yours are selling for in your area. This will give us an idea of the dollar amount lenders will provide buyers who want to purchase your home. Since 85% of Buyers purchase their home with a loan, we will need to decide on the best Listing Price for your property.  

STEP 2: STAGING your house to sell

I'll walk through your house to tell you what you need to change to get the most money in the sale. This includes necessary repairs, cleaning out clutter, and furniture staging. Any of these could be simple fixes BEFORE a house goes on the market, but if a buyer sees them first, then it could cost you tens of thousands of dollars off the sale price.

STEP 3: MARKETING

I'll market your property daily on the GaMLS, FMLS, and all Real Estate public apps and websites so you can get the maximum exposure and get as many qualified buyers as possible to see your home.

STEP 4: SHOWINGS

I'll handle the scheduling of all the showings, the SUPRA Lockbox, yard signage, and make sure the people that see your home are qualified buyers who don't waste your time. You will not be present during the showings; however, I will know which agent is showing your house, and I will notify you once they leave so you can return home. 

STEP 5: NEGOTIATIONS

You will not have to talk to the buyer or their agent, because you will only be dealing with me. I will be the one speaking to the buyer's agent on your behalf, negotiating the best possible deal for you. I will be representing your wishes and explaining to them what you will and will not accept. 

STEP 6: THE CLOSING

We'll meet at the Closing Attorney's Office to sign the legal documents to get you the money from the sale of your property. Please bring a government ID and wiring instructions to your bank account.
