STEP 1: How much is your home worth?

I’ll complete a no-cost Comparative Market Analysis (CMA) to determine your home’s current market value.

A CMA evaluates recently sold homes similar to yours in your area, giving us a clear picture of what buyers are willing to pay—and what lenders are likely to approve. Since nearly 89% of buyers finance their purchase, pricing strategically is critical.

With accurate market data, we can position your home at the right listing price to attract strong offers while maximizing your return.

STEP 2: STAGING your house to sell

Before your home hits the market, I conduct a detailed walk-through to identify simple, high-impact improvements that can dramatically increase your sale price. From necessary repairs and decluttering to strategic furniture staging, I help you make smart, cost-effective updates—so buyers see value, not reasons to negotiate. Small fixes before listing can mean tens of thousands more at closing.

STEP 3: MARKETING

Your home will receive maximum exposure through daily marketing on the Georgia Multiple Listing Service (GaMLS) and First Multiple Listing Service (FMLS), as well as across all major public real estate websites and buyer search apps real estate platforms.

This ensures your property reaches the largest pool of qualified buyers possible—creating stronger demand, increased showings, and the best opportunity for top-dollar offers.

STEP 4: SHOWINGS

I will coordinate and manage all showing appointments, handle the SUPRA lockbox, install professional yard signage, and ensure that only qualified buyers are touring your home.

For your convenience, you will not be present during showings. I will track which licensed agent is accessing your property and notify you as soon as the showing is complete so you can comfortably return home.

My goal is to protect your time, your privacy, and your property—while creating the best possible showing experience for serious buyers.

STEP 5: NEGOTIATIONS

You’ll only deal with me. You won’t have to communicate with the buyer or their agent. I’ll handle all conversations with the buyer’s agent and negotiate on your behalf to get you the best possible deal. I will be your sole point of contact throughout the transaction.

I handle all communication and negotiations on your behalf—advocating for your best interests, presenting your position clearly, and working to secure the strongest possible terms and price. My role is to represent your wishes and protect your bottom line every step of the way.

STEP 6: THE CLOSING

On closing day, we’ll meet at the attorney’s office to finalize the paperwork and officially transfer ownership of your home.

Be sure to bring:

  • A government-issued photo ID
  • Your bank wiring instructions

Once everything is signed, the funds from your sale will be wired directly to your account.

I’ll be there to walk you through each step so everything goes smoothly.
